We recently purchased an older home (85 years) and have since found out that the original roof was made of Spanish tile but had been replaced 6 months before we purchased the house with architectural shingles. Obviously I would like to restore the original look of clay tile but find it hard to justify spending $73,000 for new Spanish tile when the current roof is only 6 months old. Are there are any clay tile "stand-ins" that may be less expensive than clay tile?

I have seen cases like yours where the roofing contractor knew the high value of the tiles and saved them or sold them to a roofing or architectural salvage dealer. It could be worth tracking down the roofer to find out what happened to the tiles. Other times they have just gone to the dump (where, if you are in a smaller town, you might still find some of them unbroken. )

Unfortunately, there are no effective low-cost substitutes for clay tiles.

It's a shame the previous owner "devalued" the place this way.

A good strategy for your roofing would be to salt $10-20,000 away in an interest yielding account, then use up the value in your asphalt roofing and when it is wearing out in about 20 years you'll have enough money to re-tile.
