Condos, Apartments Join 'Green' Trend in Building; Waterview Overlook Condos to Be Environmentally Friendly
Waterview Overlook, a condominium complex to be built in the Harbor West community, will be among the most environmentally friendly buildings in Baltimore. Developers are using recycled wood for half of all the flooring and cabinets in the units. It uses Energy Star appliances and building materials such as caulk and tiles that are made with environmentally friendly products. While homes and office buildings have led the "green" building boom, developers are now applying environmentally friendly materials to residential high-rises and apartment complexes in hopes of luring more customers.....

2007 Housing Outlook: Steady At The Current Pace
9/6/2006 - The consensus forecast for 2007 U.S. housing starts is 1.775 million units, down from an estimated 1.902 million units this year. This forecast matches the current activity level, which was 1.795 million units in July 2006 and probably slightly lower in August (and likely again in September.) If this forecast is accurate, the damage by 'leaking bubbles' to construction volume is now almost entirely behind us, although the damage to home prices will not be over for another year.

9/6/2006 - The Bank of Canada left its overnight rate steady on July 11 2006, partly to keep the Canadian dollar at a more comfortable level for Canadian exporters. Furthermore, much of current inflation (e.g., world energy prices) is out of the control of central bankers. Nevertheless, there is the danger that ongoing price inflation, for whatever reason, will work its way into wage demands and the general price level. Both the Federal Reserve and the Bank of Canada are well aware of this potential problem and must factor it into their future interest rate decisions.

Proper Handling of Construction Materials to Prevent Mold
While there are numerous design and construction methods aimed at preventing mold, itÝs also important that building products and materials are properly handled on the job site ˇ to prevent moisture and mold problems later on.
Lumber should be scheduled for delivery close to when it will be used. ItÝs a good idea to inspect it for mold when it arrives, and reject any that does have it. If lumber must be stored outside, it should not be in direct contact with the ground, to prevent it from absorbing moisture and to provide for air circulation. Lumber can be temporarily covered with plastic sheeting or, even better, house wrap, which will let water vapor vent out while keeping rainwater off the wood. The roof and side walls of a house under construction should be covered to protect exposed wood from rain before the final roofing, siding, doors, and windows are installed.
Materials that will be installed on the inside, such as drywall, interior doors, flooring, cabinets, and trim, should be scheduled for delivery after the homeÝs exterior has been sealed, and with enough time allowed for these materials to acclimate to conditions in the house before theyÝre installed. If these materials must be briefly stored outdoors, cover them with plastic sheeting or tarps and keep them off the ground.
Use of Drying Equipment
Equipment should be made available, as needed, to speed drying time for materials like concrete, plaster, and paint. Fans, dehumidifiers, and portable heaters are sometimes used, depending on the site conditions and temperature.
A moisture meter can be used to measure the degree of moisture in wood to ensure that wood framing and sub-flooring, for example, are adequately dry (about 12% to 14% moisture content) before finish materials are installed. A calcium chloride test can determine whether a concrete slab is dry enough before installing wood flooring.
Inspections & Mold Tests During Construction
Builders should check all installations that involve penetrations to the outdoors, such as vapor barriers and doors, windows, roof vents and pipes, and deck installations, to make sure there are no leaks. Some builders also test for mold ˇ during the construction and when the project is completed.

Washington, D.C., Northern Virginia, and Maryland Retail Construction Activity
Retail construction activity is ramping up in Washington - NoVA - MD, with 3.7 million SF scheduled to complete in 2006, up 14% from 2005. Most large retail centers are underway in the suburbs. Power and grocery-anchored centers are popular in the further-out counties in NoVA. In Loudoun County, Buchanan Partners is planning 1.1 million SF of retail as part of its Arcola development to start in 2007. Prince GeorgeÝs County has been a hot spot for retail development over the past several years. Several large developments are in the planning stage here, including 1.2 million SF at Greenbelt Station; Konterra, where both a retail town center and a regional mall are planned; Ritchie Station Marketplace; and Woodmore Towne Centre, where Wegmans is reportedly coming. There is also some new retail construction in the District meant to target local residents, who remain largely underserved, especially given the new residential construction here.

Milestone Beams On 85/316
9/4/2006 - In Georgia's Gwinnett County, the Georgia Department of Transportation is well under way on a major highway project which will significantly upgrade the Interstate 85/State Route 316 interchange north of Atlanta. The overall project, which has a construction cost of more than $147 million, includes extensive roadway and bridge work designed to improve traffic flow, enhance motorist safety and help reduce air pollution ˇ and the scope of the project is impressive. For example, on the roadway front, approximately 17 miles of new HOV lanes will be added along I-85 northbound and southbound and on SR 316 eastbound and westbound.
Pushing Forward In Treasure Valley
9/4/2006 - Build it and they will come doesn't just apply to ball fields these days. The booming West Treasure Valley in Idaho continues to invite growth and visitors with the addition of several new hotel options, including a four-story Courtyard Marriott in Meridian. Located on the corner of Eagle Road and Overland in the newly constructed El Dorado Business Park, the 145-room hotel features a pool, a commercial kitchen and a 5,000-square-foot ballroom/conference center. While downtown Boise is struggling to figure out how to best fund and build a $26-million-plus convention center, Meridian and the greater West Valley are pushing forward to offer conference and event options to meet the demand.
Lifting Equipment Helps To Build Skyward
9/1/2006 - Major cities around the world have been competing for the recognition to build the world's tallest building for decades. The Empire State Building in New York City and Sears Tower in Chicago each held first place in different decades. Then Petronas Towers in Kuala Lumpur took over only to be replaced by Taipei 101. Now the race is on for first place between planned buildings in Korea and Dubai, United Arab Emirates. As buildings reach higher and higher, equipment to build and accommodate the height became bigger and taller. Cranes, hoists, mounting baskets, vertical lifts, platforms, and forklifts all serve this market with longer reach, safer, and sometimes compact, equipment that has unique features.
